Dr. Paul Petelin and his team have just about finished the remodeling of the old Valor IT condo space and will be moving his office to the new suite by the end of September. Thanks to all for being patient and understanding with the construction process.
Due to storm damage, the property lost a few trees this summer. We don’t have a plan yet for replacement, but will be taking a look at that for the 2020 budget.
Reminder… each suite owner is responsible for their own HVAC repair and maintenance. Please contact your favorite vendor to handle needed work and please make arrangements, ahead of time, should you need to access an AC unit through the access hatch in Dr. Joyce Bassett’s suite. Further, we HIGHLY encourage you to ask vendors to use the hatch located in the elevator room, next to the elevator. Also, please ask vendors to always put the key back, in the lock boxes. Thank you!
Don’t forget to contact your HOA Board Members to give them feedback as they prepare for the 2020 budget. Additionally, we are in need of one more Board Member, as we lost a Board Member with the sale of the Valor IT condo.
We will be re-carpeting the stairs and landings in both elevator lobbies, in the next month. We are awaiting a schedule for that and will let everyone know as soon as we hear. Our plan is to have the work done on a weekend.
The PIMA HOA tax returns for 2018 have been completed by the CPA we contract with and have been mailed. There is no tax owed by the HOA. Should any owner want to view the documents, please contact Jill Kravitz – firstname.lastname@example.org
A reminder to all Pima Suite Owners that the 2019 HOA Dues Invoices are being sent electronically, every month. This are being e-mailed to an e-mail address that was designated by you, or the one we have on file. The invoices will go out on the first of every month.

Please note, starting on Tuesday, October 30th, there will be a work crew at the property resealing windows in various building locations and the two elevator lobbies. The work will take place ONLY on the outside of the buildings. There will also be scaffolding erected as needed. This project is expected to take approximately 13 working days and is being performed by Palomino Construction.
The stucco repairs where the new all wall faucets were installed, will be completed later this week, with the colored top layer of stucco being applied.
Safeguard Company will be at the property beginning at 7:00 am on Monday, October 22nd, to test the fire alarms and sprinkler systems, as well as provide backflow testing. This process could take the entire day and they will do everything they can to minimize any disruption to businesses. Thank you for your patience, as it is important this get completed.
The stucco repair of the building walls, where the wall faucets were replaced, is scheduled to start on September 28th, by Associated Finishes.
The tile repair in the elevator lobbies is underway. They should be finished by the end of this week with this project.
We will be replacing some of the dead plants in the landscaping this fall. We have had problems with some of the valves in the irrigation system and have been working on repairs this summer.
The final wall faucet replacement will take place over the weekend. Once that is completed, we have the vendor for the stucco repair and will get that scheduled. Thanks for your patience while we finished this up.
